Edge Early Learning puts 44 companies into voluntary administration

KordaMentha takes control after childcare group sought rent relief and missed August payments to major landlord Arena REIT

Edge Early Learning, one of Australia’s larger private childcare operators, has placed 44 companies into voluntary administration, with Craig Shepard, David Johnstone and Stacey Clisby of KordaMentha appointed voluntary administrators on 25 August 2026. The appointments encompass Edge Early Learning Holdings Pty Ltd, operating and property entities across the group, and Montague Road Early Learning Pty Ltd, the only company on the appointment list that does not carry the Edge name. Edge said the administrators are undertaking an urgent review while its centres continue operating.

The Brisbane-based group opened its first Queensland childcare centres in 2017 and expanded into South Australia in 2022 through the acquisition of 17 centres. At the time of the appointments, its website listed 68 centres across Queensland, South Australia and the ACT.

The administrators have not yet revealed the causes of Edge’s financial difficulties. However, public disclosures from major landlord Arena REIT show that liquidity pressure had emerged before the appointments. Edge leases 31 Arena-owned properties across Queensland and South Australia, representing approximately 14% of Arena’s annual rental income. Arena said Edge was current on rent through 31 July 2026, but had requested a deferral or abatement of rent in late July while pursuing a corporate restructure.

Arena did not receive rent due on 3 August and issued default notices to Edge and its lender on 4 August, giving them up to 21 days to remedy the defaults. Arena rejected the request for rent relief and disclosed that it held approximately $4 million in pooled bank guarantees and security deposits supporting Edge’s lease obligations, including cross-default protection across the leased properties. It also retained McGrathNicol to advise it on the situation. At the end of the 21-day cure period, the Edge companies entered administration.

KordaMentha’s immediate strategy is to preserve operations while assessing the group’s financial position and engaging with stakeholders over its future. Edge has told families that centres will continue operating on a business-as-usual basis, with no immediate changes to care arrangements, opening hours or staffing. The administrators said their focus is the safe and continuing operation of the centres while they conduct their review.

The Arena leases will form one important part of that assessment. On 26 August, Arena said the administrators had not yet advised it of their intentions regarding leases over Arena-owned properties. The landlord said it would engage with KordaMentha while also exploring alternative leasing arrangements and progressing discussions with potential replacement tenants. Arena continues to hold approximately $4 million of pooled bank guarantees securing Edge’s lease obligations.
