Billion-dollar property collapse highlights private credit danger

Upcoming Federal Court examinations into the collapse of Jon Adgemis Public Hospitality Group, which amassed about $1.8 billion in debt against a hotel portfolio acquired for less than $300 million, could expose weaknesses in Australia’s rapidly growing private credit market, including aggressive lending, opaque fund structures, questionable property valuations and the risks posed to investors as property conditions deteriorate.
